1. What is the ArquiteturAberta® concept?

   MaxHaus is an apartment that understands that people are different and what each one has to relate with their space. So, we have developed a concept of living that houses the differences: ArquiteturAberta®.

   ArquiteturAberta® is a way of building that considers your desire to be the most important in the Project. It gives you freedom to change, re-change, and back down. Everything in a simple, intelligent, and flexible way.

   MaxHaus basic plan options allow you to erect walls in several places. So you can do whatever you want, basing on your needs and dreams. You personally determine the number and size of your home’s rooms. Traditional construction ventures do not have such flexibility.

   They offer few plan options, and changing or removing some walls can damage the building structure, or resulting in a pillar right in the middle of a room, ruining the arrangement of your furniture and other objects.

   You no longer have to get adapted to the apartment, the apartment gets adapted to you.

2. Is the infrastructure ready for such concept?

   Yes. The construction structure of MaxHaus has been planned to offer you what you need when changing the layout as you wish:

   • Polished concrete floors: 2-cm subflooring for application of other floor types, in case you want. No control joints to prevent cracks and change the features wanted for the floor.
   • Walls: external walls of reinforced concrete; internal walls of concrete blocks, and walls of the optional kits in dry wall to facilitate access to electric and hydraulic installations and more plan flexibility.
   • 16-cm thick slabs: thicker than most conventional slabs to allow total freedom building your space and increasing acoustic isolation.
   • Dry-pipe system: for future electric, phone line and data installations in strategic points, facilitating a home entertainment center installation.

   So this is how the MaxHaus flexibility is built.

3. What is the size of a MaxHaus?

   MaxHaus basic floor plans are about 70 m², and you can adapt it as you want. You may prefer 0, 1, 2, 3, or “n” bedrooms. You can erect drywall layers and whenever you feel like, you can remove them again.

   But if 70 m² is still small for your need, MaxHaus units can be joined in several ways, both vertically and horizontally. Just think about a space of 140 m², 210 m², 280 m²...

   Besides, in some MaxHaus buildings, you also have the possibility of getting a 140 m² duplex penthouse.

   The size of your MaxHaus is the size you choose.

4. What are the possible combos?

   Each floor has four 70 m²-units, but MaxHaus’ flexibility allows several combos between two or more units, vertically or horizontally. If that is the case, the estate syndicator delivers each 70 m² unit bought with all respective finishes and installations, including bathroom and kitchen, in addition to walls separating one unit from another. When you get the keys, you can carry out your project and combine the units the way you want to.

   See the suggested combos or create your own. You are free to do that.

5. Are there any plan options available?

   Yes. For your convenience, MaxHaus has prepared different kits of the basic plan, which can also be used for combos. There are options of 0, 1, 2, 3 bedrooms, 1 or 2 MaxBagnos, which you can check through www.maxhaus.eu, or talking to one of our realtors.

   You have up to 90 days before getting the key to request one of the options, paying exactly the amount in the descriptive data sheet.

   In that case, the period to prepare the MaxHaus kits is:

   • 3 working days for wall erection;
   • 4 working days to build the bathroom or bathroom + walls.

   Such periods are successfully finished in a maximum of 30 days after the individual units are delivered.

   The suggested kits are carried out by a MaxCasa partner. The project is supervised by the MaxCasa team and payment is made easy.

   And if you change your mind or lifestyle when already living in your MaxHaus, requests of the kits will still be available.

   And even if none of the offered options meet your needs, MaxCasa will provide you with the necessary support so you can create customized layouts. That will be done by recommending the best suppliers available, in addition to some tips that will help use your space the best way possible.

6. Does MaxHaus have a balcony?

   Better, MaxHaus has a backyard. An open and multifunctional space you can turn into whatever you want: a garden, a laundry area, a home office, a closet, an extended kitchen, or even a balcony.

7. What does only MaxHaus have?

   The MaxHaus style is your lifestyle. A style that gives design the same attention given to construction details.

   Design is perceived in the form and function: it is in the MaxDoor, a Prêmio Idea 2008 award winning in both national and international editions; it is in the MaxBagno; it is in the MaxKitchen; it is in the façades signed by architects Luiz Fernando Rocco and Pablo Slemenson; and it is in the common areas, designed by the renowned design office of Índio da Costa, A.U.D.T.

8. What is inside the MaxBagno?

   15mm crystal sink bowl and countertop, shower box with glass mosaic tiles, Pighes marble floor, and shower by Germany company Hansgrohe – specialist in shower design.

9. Is it possible to have one or more bathrooms in other areas of the apartment?

   A shaft system inside the apartment allows transferring the bathroom to other areas of your MaxHaus. Even to a central area of the apartment, provided that the floor is raised to include the pipeline. It is worth bearing in mind that any changes in the apartment can only be made after the keys are delivered.

   As everything about MaxHaus, you are the chooser.

10. What is the MaxDoor?

    More than just a door, the MaxDoor is the entrance portal to your world. Developed by NóDesign, it was awarded with the Prêmio Idea 2008 (Brazilian and International editions), one of the important design awards in the world.

    The MaxDoor comes with:

    • 2 Maxclé units: a small and exclusive remote control that replaces conventional keys.
    • touch-activated opening system: after the MaxClé is used to unlock the door, just a touch on the handle automatically releases the lock.
    • customized MP3 doorbell: you can choose whatever song and it can be adjusted to play for up to 30 seconds.
    • magic eye (peephole): one-way peephole behind a tint glass lens.
    • letter holder: with a simple touch, a compartment opens so you can get your mail.
    • acoustic isolation: for more privacy.
    • apartment number: red circles indicate your apartment’s last number.

    And at the bottom of a MaxDoor, there is a 1cm frame that can be removed if you want to install another type of floor, higher than the apartment floor level.

11. And in case of power outages?

    In case of a power outage, the MaxDoor will work normally for about 20 days with regular use, or 8 hours with continuous use. When power is reestablished, the door battery is recharged when it is closed.

    Even so, when necessary, there is a key to open the door manually through a strategically located keyhole on the MaxDoor.

12. Can the MaxKitchen also be customized?

    Absolutely. After all, those who like cooking want a kitchen their way.

    For this reason, MaxHaus has prepared several options of tabletops and sinks, which can be requested through the kit order system.

13. Where is the structure for air conditioning and water heating located?

    The water heating system can be installed in the backyard, or somewhere else, provided it conforms to the technical norms in force.

    There is also the possibility of installing a ductless split-system air-conditioner, whose condenser should be installed in the backyard and the evaporator, preferably, in the area indicated in the apartment plan. Installing evaporators in other areas will require special connection to the existing drain. Installations of window air-conditioners are not allowed.

14. What is the difference of a MaxHaus penthouse?

    Every MaxHaus penthouse features a 1.5 by 2.4 m glass pool. A decorative element that allows better integration with both floors. The upper floor is also a private leisure area, containing an aluminum parapet rail and tinted laminated glass.

15. What are the MaxHaus façades like?

    Some façades are signed by architect Luiz Fernando Rocco and others by Pablo Slemenson. All of them indicate the special attention given to the MaxHaus contemporary and differentiated design.

16. What services and entertainment options are offered?

    The facilities and common areas of the building, projected by the awarded Índio da Costa’s design office A.U.D.T., complement the flexibility of your apartment:

    • 25-meter long pool.
    • Fitness room.
    • Playground.
    • MaxCafé: exclusive for residents, with lounge, vending machines for light meal and quick snacks and staff assistance.
    • Locker room for cleaners, with showers, toilets and a cabinet per apartment.
    • Communal laundry room: with washing machines and tumble driers through pay-per-use system.
    • 2-year condo guaranteed.

17. How many parking spaces does each resident have?

    Each unit (70 m² basic plan) has the one or two parking spaces, with 24-hour Valet Park service. And you can also buy extra spaces.
